Position Description:
Under the direction of the Service Maintenance Manager, the Service Technician II is responsible efficiently performing all work orders, turnovers and property maintenance and assisting in meeting the property financial and occupancy goals. Service Techs should have a high level of trades experience and participate in the overall cleanliness, appearance and quality of the property, provide the maintenance necessary to maintain curb appeal and presentation of the community. They contribute in the preservation of the asset and providing a quality living environment for the residents. They may be asked to conduct and maintain an inventory of maintenance supplies
and compliance with OSHA regulations. Must portray a positive productive relationship with the other team members. Adherence to the company's Mission Statement, standard operating procedures and compliance with all regulatory requirements is expected.
Essential Functions:
o Prepares and performs all necessary repairs to vacant apartments for new residents.
o Diagnoses problems and repairs in the areas of electrical, plumbing, and appliances
o Responds to all service requests and on-call emergencies in a timely and professional manner, as directed by the
Community Manager or Service Manager.
o Assists in maintaining the exterior of the property daily to provide clean and appealing curb appeal at all times.
o Alerts Service Manager and Community Manager of any potential liabilities or repairs.
o Inspect the property to insure that all is in order and Service Manager is aware of any maintenance or safety issues.
o Timely completion of work order requests and in accordance with company policies and procedures. .
o Provide preventative maintenance for all buildings' systems, equipment and components.
o Prepare vacant units to be market ready within company guidelines
o Be aware of all utility meter cut-offs, apartment and fixture cut-offs, sewer cleanouts.
o Report to immediate supervisor any problems and/or issues relating to safety or management of the property.
o Technicians will be responsible for the following on a regular basis:
o Replace or repair windows, latches, screens, hinges, sliding glass doors, shelves, baseboards, mirrors and closets, cabinets and countertops.
o Repair and replace appliances.
o Plumbing repairs and replacement of fixtures, faucets, valves, pumps, garbage disposal and toilets.
o Painting, carpentry and drywall repairs follow RRP protocol as needed.
o Repair or replace curtains, mini-blinds, shades etc
o Ceramic tile repair, grout and caulk.
o General HVAC repair and replacement including filters, belts, thermostats.
o Basic electrical, roofing, walkway and asphalt repairs.
o Change locks and make keys.
o Upkeep of grounds of community, including snow removal.
o Available for weekend work, on-call rotation and emergency service call duties.
o Other duties that arise may be assigned.
Additional
Responsibilities:
o Assist other team members with projects as-needed.
o Complete special assignments at the direction of the Service Maintenance or Community Manager
Knowledge, Skills and Abilities:
o Strong verbal and written communication skills required.
o Basic computer skills, including industry software a plus.
o Knowledge of Federal Fair Housing Laws & Guidelines a plus.
o Bilingual a plus
o Knowledge of all hand and power tools, cleaning supplies, and protective equipment.
o Valid Driver's License and reliable transportation.
o Strong attention to detail, organizational, time-management and problem solving skills.
o Superior customer service skills including the ability to manage difficult customers and/or situations.
o Ability to read, write, understand and communicate in English

o Must be able to remain in a stationary position 50 percent of the time.
o Commutable radius to property
o Occasionally ascends/descends a ladder to service the lights and ceiling fans.
o Frequently moves equipment weighing up to 50 pounds across sites.
o Constantly works in outdoor weather conditions.
Education &
Experience:
o High School diploma or equivalent required. Some trade school desired or 2 years of progressive responsibility in property management, hospitality or retail experience required.
o 1
years of multi-site, multi-family multi-property type operational management experience, preferably with a portfolio of properties that contain a mix of residential property types or a comparable role in hotel/resort/retail management.
o Must demonstrate a minimum of 2 years of advanced hands-on experience in one or more trades- plumbing, HVAC, boiler, carpentry, appliance and electrical repairs.
o Industry-Trade certifications/Degrees (NAHMS, CAMT, OSHA, HVAC, ETC)
o Willingness to get within 6 months of hiring to meet any specific site/area needs
